Weekly Maintenance Gather equipment and supplies • Broom • Putty Knife • Clean Dust Mop • Orange Essence Pre Clean Sweep up large debris and hard to reach areas with a broom. Gum and Label Removal • Pre treat by spraying Orange Essence directly onto gum or label. • Allow to dwell for 5 minutes. • Carefully scrape up using a putty knife. • Rinse area thoroughly. Dust Mop Use a clean dust mop pre treated with dust magnet to sweep entire floor. Do not use oil based dust mop treatment. Pre Treat Pre treat heavy black marks by spraying Orange Essence at full strength onto the area and allow it to dwell for 5 minutes. Auto Scrub or Low Speed Buffer (Less than 300 RPMs) If auto-scrubber is available: • Fill with solution of 12oz of Blue Con per gallon of cold water. • Equip with red pad or brush equivalent. • Scrub entire floor running pad and putting down solution with the vacuum off. • Note: Do not allow solution to dry before pick up by limiting size of work area • Re-scrub entire floor while running pad, putting down solution and vacuum on. • Pick up any trail left by auto-scrubber with a clean mop and bucket filled with clean cold water. • Allow to dry If auto-scrubber is not available use a 165 rpm low speed buffer and wet-vac: • Fill mop bucket with solution of 12oz Blue Con per gallon cold water. • Lay down solution heavy onto floor with mop. (Limit size of area to keep from drying before pick up) • Allow to dwell for approximately 10-15 minutes. • Scrub using 165rpm low speed buffer equipped with red pad. • Pick up with wet-vac. • Rinse using cold water. Do NOT allow play or any use of the floor until these procedures have been completed and the sealer is allowed to cure! This process can best be accomplished through the use of an automatic floor scrubber or a low speed buffer (less than 300 rpm) supplied with blue pads. It is possible to use a wet mop if the floor is not heavily soiled and if proper machinery is not available. Floor Preparation Materials and Chemicals: • Dust mop • Auto scrubber with blue pads (optional) • Low speed buffer (less than 300 rpm) with blue pad (optional) • Wet vac (optional) • Synthetic (finishing) mop head • Blue Con (1gal per 2000 sq. ft.) • Defoamer (needed with auto scrubber only) • Recover 2 (used undiluted) Auto Scrubber Procedure: 1. Dust mop entire floor. 2. Fill auto scrubber with cold water and mix Blue Con at 8oz per gallon of water. 3. Trigger spray or pour 2-3oz of Defoamer into recovery tank of scrubber. Run scrubber, heavily laying down solution on floor and scrub, covering over Ό of floor at a time. Do NOT run vacuum pick up during this process! 5. Allow dwell time of 5-8 minutes prior to proceeding to step 6, however, do not allow floor to dry. 6. Go back over same area scrubbing and vacuuming. 7. Repeat process on remainder of floor, working Ό of floor at a time (larger floors may need to be broken up into more sections) 8. Damp mop areas not addressed by scrubber, and mop up any ‘trails’ left by scrubber. 9. Allow to dry. 10. Check for residue by rubbing hand palm down on floor. 11. Rescrub with clear, clean water if necessary to remove chemical residue and/or any remaining soil. 12. Allow floor to dry completely. Low Speed Buffer Procedure: (Less than 300 rpm) 1. Dust mop entire floor. 2. Fill mop bucket with cold water and mix Blue Con at 8 oz per gallon of water. 3. Lay out solution heavily over 1/4 of floor with mop and bucket, allow to dwell 8-10 minutes; do not allow floor to dry. 4. Scrub with low speed buffer and blue pad. 5. Pick up scrubbed solution with a wet vac or mop. 6. Repeat process until entire floor is addressed. 7. Allow to dry. 8. Check for residue by rubbing hand palm down on floor. 9. Mop again with clear, clean water if needed to remove chemical residue or any remaining soil. 10. Allow floor to dry completely. Damp Mop Procedure: 1. Dust mop entire floor. Fill mop bucket with cold water and mix Blue Con at 8 oz per gallon of water. 3. Damp mop entire floor allowing solution to dwell 8-10 minutes prior to picking (Change out solution when bucket becomes heavily soiled). 4. Allow to dry. 5. Check for residue by rubbing hand palm down on floor. 6. Mop again with clear, clean water if needed to remove chemical residue or any remaining soil. 7. Allow floor to dry completely. At this point the floor is properly prepared to be coated. Sealer Application Materials: • 100% Rayon mop and handle (‘finishing’ mop) • Mop bucket with wringer • Plastic poly liner (plastic bag) • Recover 2 (1gal per 3000 sq ft if using a mop, 2000 sq ft if using other applicator) *Do NOT put Recover 2 in automatic floor scrubber! Procedure: 1. Use a NEW rayon mop head. 2. Line mop bucket with plastic liner, and fill with Recover 2 – Do NOT dilute! 3. Soak mop in finish. Twist and tamp the mop in the wringer. (The mop should not be dripping when carried to the floor). 4. Apply 1st coat of finish to floor – Do NOT allow finish to puddle, apply thin, even coats! 5. Best results will be achieved when you work in sections small enough so that the finish does not dry, to ensure that you are continually blending-in a “wet edge”. 6. Proceed until entire floor is coated. 7. Allow 1st coat to dry thoroughly. A minimum of 30 minutes. HVAC air flow is vital to assist in drying – Do NOT open doors as it will be counterproductive! Test dryness by placing a sheet of paper on floor. Place one foot on paper on floor and attempt to spin it. If it spins freely, apply next coat. If it grabs, wait longer until a piece of paper spins before recoating. 9. Apply 2nd coat of finish to floor – Be sure to change the direction the finish is applied with each coat. (ex: 1st coat – length of floor, 2nd coat – width of floor, 3rd coat – length of floor again). 10. Allow at least 12 hours from the completion of last coat before traffic is allowed back onto floor. Again, air flow will be vital in drying of floor – Do NOT open doors for assistance in drying! 11. Repeat coating processing for applying 3rd coat of finish to floor. Periodic Care: Re-apply one coat of Recover 2. Depending upon the amount of traffic the individual facility experiences will determine how often another coat of Recover 2 will need to be applied. Normally every 6 months – 1 year should be sufficient, though every facility will vary.
